Regready Independent help with England's landlord register. Not a government service.

Your register deadline follows the property.

England's landlord register opens on 15 December 2026. Every rented home must be on it, one region at a time, and the deadline depends on where the property is, not where you live. Find yours, then check your certificates will last.

Or tap a region on the map. Got homes in more than one area? Check each one.

We never ask for your GOV.UK login and we never register for you.

Will your certificates last until your deadline?

You'll enter gas, electrical and EPC details when you register, and must update them within 28 days of any change. A certificate that runs out just after you register means another job straight away.

Example details are filled in. Change them to your own; nothing is sent anywhere.

Nine regions, one a month

Each region gets a three-month window. You can register any property from 15 December, so a landlord with homes in several regions can do them all at once.

Dates from the government's published rollout, set by draft regulations. We recheck them before each region opens.

Registered right first time, and kept that way

You register yourself on GOV.UK; the law doesn't let anyone else do it for you. We do everything around it.

Before your region opens

We check every property against its deadline

Gas, electrical and EPC, measured against your region's date rather than today's. Renew what's about to run out first, so you register once.

The day you register

You copy your answers across in one sitting

Your pack has every answer the form asks for, property by property. Or book a video call and we'll sit with you while you submit.

Every change after

We tell you when your entry needs updating

A new gas record, a rent rise, a new tenant or an empty spell must be updated within 28 days. We remind you, and flag the yearly renewal.

Questions landlords ask

Can my letting agent register for me?

No. The landlord has to start the registration. An agent can upload some details, such as certificates, if you agree. On a tenant-find-only service, the job is yours.

I live in London but my flat is in Birmingham. Which deadline?

Birmingham's. The deadline goes by where the property is, so that flat is due by 14 March 2027.

Can I register before my region opens?

Yes. Registration opens for every property on 15 December 2026. The regional dates are deadlines, not start dates.

What happens if I miss my deadline?

Fines of up to £7,000, rising to £40,000 for repeated or serious breaches. You also can't get a possession order, except on anti-social behaviour grounds, until the property is registered.

What do you store about me?

Property details and certificate dates. We don't need your date of birth or your tenants' names. You can download or delete everything at any time.

Is this legal advice?

No. It's a readiness check based on GOV.UK guidance and the draft regulations, with our sources shown. The register itself is the official record.
